We have been a private money lender since 1975. We are a true equity-based lender using our own funds to close loans. Our only necessary requirement is that we need more than 50% of the loan proceeds to be used for business and/or investment purposes. The key parameters are below:
- Stated Income & Assets: No tax returns, bank statements, or other verification,
- All property types,
- Do not require SSN or FICO,
- Investment properties do not need to show rental income (do not require DSCR),
- Now lending in 8 states: CA, AZ, CO, FL, HI, OK, TX, and WA - adding NV next month
- OO and NOO,
- 1ST, 2ND, & 3RD TDs (2NDs and 3RDs in CA, AZ, AND HI ONLY),
- Up to 65% LTV on Purchases,
- Up to 60% LTV on Refis,
- Typically close in 7-10 days with complete package.
Property type: certain property types may have lower max LTV.
